Alaska is the state most DSCR lenders forget to mention and most investors assume is off the table. Neither is true. Anchorage has a large, stable tenant base anchored by Joint Base Elmendorf-Richardson and the state's hospital, airport, and oil-and-gas offices; Fairbanks and the Mat-Su Valley add military, university, and commuter demand; the Kenai Peninsula runs one of the most seasonal short-term rental economies in the country. A DSCR loan works in all of it because it qualifies on the property's rent rather than your tax returns — a real advantage where so much investor income is seasonal, self-employed, or earned on the North Slope.
This guide covers Alaska DSCR loan requirements, 2026 rates, the Anchorage, Fairbanks, Juneau, Mat-Su, and Kenai submarkets, how to pick a lender in a state with a thin lender pool, and the Alaska-specific underwriting issues — appraisal scarcity, remote-property overlays, insurance and heating costs — that decide whether a file funds on schedule.
What Is a DSCR Loan?
A DSCR loan — Debt Service Coverage Ratio loan — qualifies the borrower on the rental income of the subject property rather than personal income. The ratio is gross monthly rent divided by monthly debt obligations (PITIA: principal, interest, taxes, insurance, HOA).
DSCR Formula
DSCR = Gross Monthly Rental Income ÷ Monthly Debt Obligations
A 1.0 DSCR means the property breaks even. Higher ratios produce better pricing.
No W-2s, tax returns, employment verification, or debt-to-income calculation. The qualifying rent is the in-place lease or the appraiser's market-rent opinion (a haircut projection for short-term rentals). In Alaska, two parts of that sentence carry extra weight: the appraiser, because there are not many of them, and the insurance line inside PITIA, because premiums here tend to run high.
Why Alaska Is a Workable Market for DSCR Loans
Alaska's rental demand is concentrated and durable where it exists. Roughly half the state's population lives in the Anchorage metro and the adjoining Mat-Su Borough, and the tenant base there is unusually stable for a market its size: active-duty and civilian personnel at JBER, the hospital systems, the airport cargo hub, state and federal offices, and the Anchorage-based staff of the oil, mining, fishing, and air-cargo companies that operate across the state. Military tenants in particular arrive with a housing allowance, rotate on predictable schedules, and rent rather than buy — exactly the tenant an underwriter likes behind a 30-year rental loan.
The second reason Alaska works is tax structure. The state has no state income tax and no statewide sales tax. That does nothing for your DSCR directly, but it helps the after-tax return, and it means the one tax line that does hit PITIA — local property tax — varies from borough to borough. Anchorage relies on property tax because it has no sales tax; some boroughs lean on local sales tax instead; a few levy neither. Model the actual bill for the subject property, not a statewide average.
The third reason is that it is a non-judicial foreclosure state. Alaska deeds of trust can be foreclosed by trustee sale without a court action, which puts it in the same category as Arizona and Texas for lender comfort. Where Alaska differs is scale: the DSCR lender pool is one of the smallest in the country, appraisers are scarce, and anything outside the road-connected population centers is hard to finance with any 30-year product. For context, across the 3,469 DSCR loans we brokered from January 2025 to June 2026, the median file closed at a 1.16 DSCR with a 744 average FICO (State of DSCR Lending 2026); an Anchorage duplex on a military lease can sit around that median, while a seasonal Seward cabin usually needs more equity to get there.
Alaska DSCR Loan Requirements
Alaska DSCR loan requirements follow the national non-QM grid on credit, LTV, and DSCR. The overlays that matter are about the property and the appraisal, not the borrower:
| Requirement | Standard | Notes for Alaska files |
|---|---|---|
| Minimum credit score | 620 | Best pricing at 740+; under 660 caps LTV at 70–75%. |
| Minimum DSCR | 0.75 | 1.20+ unlocks the best tier and 80% LTV; sub-1.0 caps at 70% LTV. |
| Max LTV (purchase) | Up to 85% | 80% is the practical ceiling; some lenders cap Alaska or rural files lower. |
| Max LTV (cash-out) | 75–80% | LTV limits by scenario. |
| Loan amount | $100K–$15M | Smaller Interior or Kenai files: under-$100K program. |
| Property types | SFR, condo, 2–4 unit, 5+ unit, condotel | Road-system, year-round access, conventional utilities; log and manufactured homes vary by lender. |
| Reserves | 3–6 months PITIA | 6 months on STR files; more is prudent in seasonal markets. |
| Borrower types | Individual, LLC, corporation, foreign national | Alaska LLCs close with a personal guarantee. |

Anchorage: The Core of Alaska DSCR Lending
Anchorage is where Alaska DSCR loans actually close. It has the comparable sales, the appraisers, the property managers, and the tenants. It is also a market built around 2–4 unit housing: duplexes, side-by-side and up-down, are a large share of the rental stock in older neighborhoods, which makes it a natural fit for a 2–4 unit DSCR loan where two or more rents cover one PITIA.
JBER and the military tenant base
Joint Base Elmendorf-Richardson sits on the north side of the city and is the single largest employer in the state. Service members who live off-base rent in Eagle River, Muldoon, Northeast Anchorage, and along the Glenn Highway, often on a housing-allowance budget. For a DSCR file that means predictable turnover tied to permanent-change-of-station orders, an income source underwriters understand, and a renter pool that refreshes every summer.
Midtown and Spenard
Midtown is the city's commercial center, with hospitals, offices, and the University of Alaska Anchorage campus nearby; Spenard, between Midtown and the airport, is the older, denser neighborhood where duplex and fourplex stock is thickest. Both support strong long-term rent relative to price, which is why they are the most common Anchorage DSCR collateral: a well-kept duplex with two leases in place frequently produces a ratio above 1.10 at 75% LTV. Downtown and South Anchorage offer newer stock at higher prices with tighter ratios.
What to model in Anchorage
- Property tax. The Municipality of Anchorage funds itself largely through property tax, so the rate is on the higher side for the state and a meaningful share of PITIA on a cheap duplex; take it from the actual assessment.
- Insurance. Alaska hazard insurance tends to price above national averages, and earthquake coverage is a separate decision after the 2018 Anchorage quake. Only the hazard premium is in PITIA, but quote it before you write an offer.
- Winter. Snow removal and heating are real operating costs outside PITIA. If the landlord pays heat, cash flow is thinner than the DSCR suggests.
Fairbanks, Juneau & the Mat-Su Valley
Fairbanks and the Interior
Fairbanks is the second-largest DSCR market in the state and the most weather-exposed. Demand comes from Fort Wainwright on the east side of town, Eielson Air Force Base near North Pole, and the University of Alaska Fairbanks, which together give the borough a renter base that does not depend on the oil price. Entry prices are lower than Anchorage and ratios can be strong on paper. Two Interior-specific cautions: winters are extreme, so heating costs, frozen pipes, and the condition of the heating system are first-order inspection questions; and the appraiser pool is thinner still, so build time into the closing calendar. North Pole and the areas around Eielson are the natural military-tenant submarkets.
Juneau
The state capital is a government town with a tight housing supply, reachable only by air or sea. State legislative and agency staff, the University of Alaska Southeast, the hospital, and a summer cruise economy support stable rent and low vacancy. For a DSCR lender the questions are appraisal comparables, which are limited, and property type — condos and standard single-family homes on the road-connected part of the borough are the easiest to finance.
Mat-Su Valley: Wasilla and Palmer
The Matanuska-Susitna Borough is where Anchorage's growth has gone. Wasilla and Palmer have added households for years as commuters trade a drive down the Glenn Highway for lower prices and larger lots, and the rental stock is dominated by newer single-family homes and small plexes. For DSCR purposes, Mat-Su is Anchorage with lower entry prices and a wider spread in property quality: a conventional home on a maintained road with utilities typical for the area is routine to finance; a dry cabin on an unmaintained road is not. Mat-Su property tax is set by the borough and differs from Anchorage.
Kenai Peninsula & Seward: Short-Term Rentals
The Kenai Peninsula — Seward, Soldotna, Kenai, Homer, and the Sterling Highway corridor — is Alaska's short-term rental market. Cruise passengers, fishing charters, and summer road-trippers fill cabins and lodges from late May through early September, and many of those properties are very quiet the rest of the year. Our STR DSCR program finances short-term rentals on a haircut income projection; seasonality is what the haircut absorbs, but the projection still has to produce a qualifying ratio after it, which usually means more equity than a year-round Anchorage rental. Before contracting a Kenai STR, check:
- Local rules. Borough and city short-term rental requirements vary and change; verify current registration, tax, and zoning rules for the jurisdiction.
- Access and utilities. Year-round road access and conventional utilities are a lender requirement. A cabin closed up for winter may qualify if it is accessible; one that cannot be reached by road typically will not.
- Insurance. STR coverage in a remote area is a different product from standard landlord coverage; quote it early because it lands in PITIA.
- Reserves. Six months is the STR standard; in a market that earns most of its revenue in twelve weeks, holding more is sensible.
Worked Example: Two Alaska Properties, One Rate
Illustrative assumptions at a 7.50% 30-year fixed rate, not quotes; taxes and insurance are placeholders.
Example 1: Spenard duplex, Anchorage
- Price: $420,000 · LTV: 75% · Loan: $315,000 · P&I: $2,203/mo
- Taxes: $525/mo (placeholder, ~$6,300/yr) · Insurance: $150/mo · PITIA: $2,878/mo
- In-place rent: two units at $1,650 = $3,300/mo → DSCR 1.15. Qualifies at standard leverage, standard tier.
Example 2: Fairbanks single-family near Fort Wainwright
- Price: $280,000 · Taxes: $350/mo · Insurance: $125/mo · Market rent: $2,100/mo
- 75% LTV ($210,000): P&I $1,468 → PITIA $1,943 → DSCR 1.08. Qualifies, tight-cash-flow tier.
- 70% LTV ($196,000): P&I $1,370 → PITIA $1,845 → DSCR 1.14. One more 5% of down payment moves the file into the standard tier.
- Not in PITIA: heating. If the owner pays fuel on a Fairbanks lease, real cash flow is well below what either ratio implies. Model it anyway.
That is the Alaska pattern: the ratio is usually there on the rent; the file is won or lost on the appraisal, the insurance quote, and whether the property is one a lender will take at all.
Alaska-Specific Underwriting and Closing Notes
- Appraisal scarcity. Alaska has a small appraiser pool spread across an enormous area. Order the appraisal the day the contract is signed, expect longer turn times and higher fees than the Lower 48, and plan for thin comparable sales outside Anchorage. If the value comes in light, read what to do when a DSCR appraisal comes in low.
- Remote and non-standard property overlays. Most DSCR lenders require year-round road access, conventional utilities, and a property type with comparable sales. Off-grid, fly-in, dry, or seasonal-access properties generally do not fit a 30-year DSCR product; log and manufactured homes vary by lender. Ask before you write the offer.
- Insurance as a DSCR input. Hazard premiums tend to run high and the insurer pool is small. Only the required hazard premium (and flood, where mandatory) sits in PITIA, but earthquake and other coverage affect real cash flow. See how taxes and insurance move your DSCR.
- Non-judicial foreclosure. Alaska deeds of trust can be foreclosed by trustee sale without a court action, which keeps lender appetite for clean Alaska files in line with the national grid. Timeline details are a legal question; check current rules.
- No state income or sales tax; local taxes vary. Property tax is set by the borough or municipality and ranges from meaningful (Anchorage) to none (parts of the unorganized borough). Use the actual bill.
- Closing timelines. Plan on 30–45 days rather than 21–30. The appraisal is the usual gating item and winter weather can delay inspections (DSCR closing timeline, closing costs).
- Closing in an LLC. DSCR loans close in single- and multi-member Alaska LLCs with a personal guarantee (LLC DSCR loans).
- Cash-out on existing rentals. 47% of our national DSCR volume is cash-out refinance; Anchorage duplexes held for a decade are a common source of trapped equity (DSCR cash-out refinance, seasoning rules).
DSCR Loan Rates in Alaska — 2026
DSCR rates are not state-specific; they are a grid driven by FICO, LTV, DSCR ratio, property type, prepayment structure, and purpose. Alaska files price on that national grid with the lenders that lend here. As a general guide:
2026 DSCR Rate Ranges — Alaska
- Credit 780+ / LTV under 65%: Rates from 6.375%
- Credit 720–779 / LTV 65–75%: 6.25–7.00%
- Credit 660–719 / LTV 75–80%: 7.00–7.75%
- Credit 620–659 / LTV 80–85%: 7.75–8.50%
Illustrative and subject to change. This week's rate sheet by FICO, LTV, and DSCR tier: current DSCR loan rates.
Short-term rental files price above comparable long-term files, sub-1.0 files price above the 1.0+ tiers and cap at 70% LTV, and cash-out refinances price slightly above purchases. Because fewer lenders compete for Alaska files, the spread between the best and worst quote on the same property can be wider here than in a deep market.

Check My Eligibility →DSCR Lenders in Alaska: How to Choose
A search for DSCR loan lenders in Alaska turns up a short list, and some of the names on it do not actually lend here. Two kinds of companies will:
- Direct (retail) lenders offer one program, one rate sheet, one credit box. If that lender is not licensed in Alaska, caps Alaska LTV, or declines your property type, the conversation ends there.
- Wholesale mortgage brokers (that is us) place your file with the wholesale DSCR lender whose guidelines and pricing fit it. In Alaska that means knowing which lenders are active in the state, which will take a log home or a seasonal STR, and which quotes the tightest spread on a standard Anchorage duplex. The same file can price 0.25–0.50% apart between lenders.
Either way, ask every lender: do you lend in Alaska, what are your property and access requirements, minimum loan amount, sub-1.0 treatment, cash-out LTV, prepayment penalty structure, reserves, and LLC closings. Our best DSCR lenders comparison covers the national panel; confirm Alaska licensing for any lender you consider.
