Iowa is a cash-flow state most out-of-state investors have never looked at. Des Moines is the insurance and financial-services capital of the Midwest. Cedar Rapids, Davenport, Sioux City, and Dubuque offer houses and duplexes at prices that make the ratio easy. Iowa City and Ames sit on two large universities with 2–4 unit stock built for exactly the multi-rent file a DSCR loan loves. The program qualifies on the property's rent rather than your tax returns, and Iowa's landlord-leaning statutes and low entry prices make the math work in most of the state. The complications are a slow judicial foreclosure, a property tax system that confuses newcomers, and a loan floor that matters on the cheapest houses.
This guide covers Iowa DSCR loan requirements, 2026 rates, each major market, three worked examples at standard-file pricing, the sub-$100,000 loan floor, and the Iowa-specific rules that affect cash flow without affecting qualification.
What Is a DSCR Loan?
A DSCR loan — Debt Service Coverage Ratio loan — qualifies the borrower on the rental income of the subject property rather than personal income. The ratio is gross monthly rent divided by the monthly debt obligations on the property (PITIA: principal, interest, taxes, insurance, and any HOA dues).
DSCR Formula
DSCR = Gross Monthly Rental Income ÷ Monthly Debt Obligations
A 1.0 DSCR means the property breaks even. Higher ratios produce better pricing.
No W-2s, tax returns, employment verification, or debt-to-income calculation. The qualifying rent is the in-place lease or the appraiser's market-rent opinion. In Iowa the numerator is generous relative to price; the denominator is where the property tax rollback and the insurance quote need a careful read.
Why Iowa Is a Strong Market for DSCR Loans
Low entry prices with real rent behind them. Outside the newest Des Moines suburbs, a three-bedroom house in a stable neighborhood commonly trades between $120,000 and $220,000, and rents have held up as prices rose. That relationship pushes single-family DSCRs toward 1.2 and above at standard leverage, and 2–4 units higher still. For context, across the 3,469 DSCR loans we brokered nationally from January 2025 to June 2026, the median file closed at a 1.16 DSCR with a 744 average FICO and a $303,750 median loan (State of DSCR Lending 2026). A typical Iowa file is above that ratio and well below that loan size.
A diversified tenant base. Insurance and finance in Des Moines, aerospace and food processing in Cedar Rapids, two research universities and their hospitals, the Arsenal and John Deere in the Quad Cities, meat processing in Sioux City, manufacturing in Dubuque and Waterloo. No single employer dominates, which is what an underwriter wants behind a 30-year loan.
Landlord-leaning statutes. Iowa's landlord-tenant act allows a three-day notice for nonpayment and a comparatively fast eviction track, permits a security deposit of up to two months' rent, and state law preempts local rent control. None of this touches qualification, but it shapes how a lender views operating risk. Check current rules.
University 2–4 unit stock. Iowa City and Ames have decades of duplexes, triplexes, and fourplexes built for students and hospital staff. Multiple rents against one PITIA is the easiest way to a 1.3+ ratio, and the program underwrites them as ordinary residential loans (DSCR loans for 2–4 units).
The trade-offs are judicial foreclosure, a property tax system that takes explaining, severe-weather insurance, and a loan floor that excludes the cheapest houses from most programs.
Iowa DSCR Loan Requirements
Iowa DSCR loan requirements follow the national non-QM grid — there is no Iowa-specific overlay on credit, LTV, or DSCR:
| Requirement | Standard | Notes for Iowa files |
|---|---|---|
| Minimum credit score | 620 | Best pricing at 740+; under 660 caps LTV at 70–75%. |
| Minimum DSCR | 0.75 | Most Iowa long-term rentals clear 1.15+ at 75% LTV; sub-1.0 is rare outside new-construction suburbs. |
| Max LTV (purchase) | Up to 85% | 80% is the practical ceiling; 85% is limited-program, 740+ FICO. |
| Max LTV (cash-out) | 75–80% | LTV limits by scenario. |
| Loan amount | $100K–$15M | Sub-$100K files: small-balance program; see below. |
| Property types | SFR, condo, 2–4 unit, 5+ unit | University 2–4 units on leases or market rent; rental permit required locally. |
| Reserves | 3–6 months PITIA | Small in dollars because PITIA is small. |
| Borrower types | Individual, LLC, corporation, foreign national | Out-of-state LLCs register with the Iowa Secretary of State. |

The Sub-$100,000 Loan Floor in Iowa
Most DSCR lenders set minimum loan amounts between $100,000 and $150,000. At 75% LTV that means a price of roughly $133,000 to $200,000 before the file is eligible, and a real share of Davenport, Sioux City, Waterloo, and older Des Moines east-side stock trades below that. A handful of our wholesale lenders lend down to roughly $75,000, and a couple go as low as $55,000; those lenders make a $90,000 Iowa house financeable. Small loans carry the same fixed origination cost as large ones, so they price above the top of the sheet, and an investor buying several cheap doors at once is often better served by a portfolio loan that blankets them into one note. Details are in our DSCR loans under $100K guide.
Des Moines, West Des Moines & Ankeny
The Des Moines metro is the state's largest rental market and its most diversified. Principal Financial is headquartered downtown, Nationwide and Wells Fargo run large operations, state government and the MercyOne and UnityPoint hospital systems fill out the base, and Drake University adds a student and faculty pool.
Des Moines
Beaverdale, the Drake neighborhood, Sherman Hill, and the East Village are the stable rental neighborhoods with the best tenant quality: brick bungalows and 1920s two-stories that rent well to hospital, insurance, and university staff. Highland Park and the near north side offer lower prices and stronger ratios with more operating work. The east and south sides hold the deepest cash flow and most of the sub-$100K inventory, with tenant quality that varies block by block. The city requires rental registration and inspection. Des Moines single-family files at 75% LTV routinely land at 1.15–1.30.
West Des Moines, Ankeny, Waukee & Urbandale
West Des Moines is the corporate suburb — Jordan Creek, the Wells Fargo campus, data centers — with newer houses, higher prices, and tighter ratios. Ankeny has been one of the fastest-growing cities in the Midwest, with new construction, the DMACC campus, and a young-family tenant base; Waukee and Urbandale follow the same pattern. Newer suburban houses typically need 70–75% LTV to clear 1.0–1.10, and townhomes need HOA dues modeled first. Altoona is the affordable east-side suburb.
Cedar Rapids, Iowa City & Ames
Cedar Rapids
Iowa's second-largest city, with Collins Aerospace, Quaker Oats, General Mills, and corn processing as the employment base, plus Coe College, Mount Mercy, and Kirkwood Community College. Prices are lower than Des Moines and ratios are stronger. Two local notes: the 2020 derecho destroyed roofs across the city, so much of the stock now carries newer roofs that insurers like, and river-adjacent neighborhoods remain in flood zones despite the protection built after the 2008 flood. Marion is the lower-turnover suburb; NewBo and Czech Village are the premium-rent pockets.
Iowa City & Coralville
The University of Iowa and its hospital system are among the largest employers in the state, and they create a rental market that runs on the August lease cycle. Duplexes through fourplexes near campus and on the east side are the classic collateral; leases are often by the bedroom, and the appraiser's market rent may come in below collected rent, with lenders using the lower figure when the two differ materially. The city requires rental permits and regulates occupancy, so confirm the legal unit count before contracting. Coralville and North Liberty are the growing suburbs with newer stock.
Ames
Iowa State University drives Ames the way the University of Iowa drives Iowa City, on a smaller scale. Campustown and the neighborhoods north and west of campus hold the 2–4 unit stock; the city registers rentals and enforces occupancy limits. Ames duplexes at 75% LTV commonly land at 1.25–1.35 on in-place leases.
Davenport, Sioux City & Dubuque
Davenport & the Quad Cities
Davenport and Bettendorf on the Iowa side, Rock Island and Moline in Illinois. The Rock Island Arsenal, John Deere's Moline headquarters, and the Genesis and MercyOne hospital systems anchor the tenant base, and Davenport has the lowest prices of any major Iowa metro. This is where the sub-$100K floor bites hardest and the ratio is strongest. Parts of riverfront Davenport are flood-exposed; check the map before you price insurance. Bettendorf is the higher-priced, lower-turnover option.
Sioux City
A tri-state market at the Nebraska and South Dakota lines, with meat and food processing, two hospital systems, and Morningside University. Prices are among the lowest in the state and rents hold because of the processing workforce. Older stock and lead paint are the operating considerations; the ratio is rarely the problem.
Dubuque
John Deere Dubuque Works, financial back-office operations, and three small colleges support a steady rental base. Historic bluff-side housing is the city's signature, which means older stock, lead-safe practices at turnover, and careful roof and foundation inspection. Dubuque single-family files at 75% LTV commonly clear 1.20+. Waterloo and Cedar Falls, with John Deere and the University of Northern Iowa, follow a similar pattern.
Worked Example: Three Iowa Properties, One Rate
Illustrative assumptions at a 7.50% 30-year fixed rate, inside this week's standard-file band, not quotes; taxes and insurance are placeholders.
Example 1: Des Moines bungalow
- Price: $190,000 · LTV: 75% · Loan: $142,500 · P&I: $996/mo
- Taxes: $260/mo (after rollback) · Insurance: $110/mo · PITIA: $1,366/mo
- Market rent: $1,650/mo → DSCR 1.21. Standard tier (+0.125%), standard leverage.
Example 2: Iowa City fourplex
- Price: $480,000 · LTV: 75% · Loan: $360,000 · P&I: $2,517/mo
- Taxes: $600/mo · Insurance: $200/mo · PITIA: $3,317/mo
- Leases: 4 × $1,150 = $4,600/mo → DSCR 1.39. Best tier (no DSCR add), and the loan size sits in the sheet's base band.
Example 3: Davenport house under $100K
- Price: $92,000 · LTV: 75% · Loan: $69,000 · P&I: $482/mo
- Taxes: $120/mo · Insurance: $90/mo · PITIA: $692/mo
- Market rent: $950/mo → DSCR 1.37. The ratio is easy; the loan size is below most lenders' floor and goes only to the small-balance lenders.
That is the Iowa pattern: the ratio is rarely the problem; loan size, insurance, and the tax bill are.
Iowa-Specific Underwriting and Closing Notes
- Judicial foreclosure. Iowa foreclosures run through the district court, with a redemption period that can stretch the process to a year or more depending on how the case is filed. Most wholesale DSCR lenders price Iowa on the national grid; the timeline shows up in appetite for weak files, not in the rate on a clean one. Check current rules.
- The property tax rollback. Iowa taxes residential property on a state-set fraction of assessed value, so the headline levy rate overstates the bill; effective rates still land in the moderate range because levies are high. Duplexes and small apartment buildings are now generally taxed under the residential rollback after a multi-year phase-in. Model PITIA from the county treasurer's current bill, and verify the classification with the assessor (how taxes and insurance move your DSCR).
- Taxes paid in arrears. Iowa property taxes are billed in arrears, which produces a seller credit at closing rather than a buyer prepayment and changes cash-to-close.
- Wind, hail, derecho, and flood insurance. Insurers responded to the 2020 derecho with percentage wind-hail deductibles, roof-age restrictions, and higher premiums on older stock. River flood zones along the Mississippi, Cedar, and Iowa rivers require flood coverage. Get bound quotes before you write an offer.
- Abstracts and title. Iowa runs on abstracts and attorney title opinions rather than private title insurance, with lender coverage through the state's title guaranty program. Build a few extra days into the timeline for the abstract update.
- Transfer tax. Iowa levies a modest real estate transfer tax, customarily paid by the seller; confirm the split with your closing attorney (DSCR closing costs).
- Rental permits. Most larger Iowa cities require rental registration and periodic inspection, and university towns regulate occupancy. Operating requirements, not loan conditions; check current rules.
- Closing in an LLC. DSCR loans close in single- and multi-member Iowa LLCs with a personal guarantee; out-of-state entities generally register with the Secretary of State before closing (LLC DSCR loans).
- Cash-out on existing rentals. 47% of our national DSCR volume is cash-out refinance; Iowa portfolios bought for cash are a common source of trapped equity, subject to the small-loan floor on the new note (DSCR cash-out refinance, seasoning rules).
DSCR Loan Rates in Iowa — 2026
DSCR rates are not state-specific; they are a grid driven by FICO, LTV, DSCR ratio, property type, prepayment structure, and purpose. From this week's 30-year fixed sheet:
2026 DSCR Rate Ranges — Iowa
- Credit 780+ / LTV 65% or lower / 1.25+ DSCR: Rates from 6.375%
- Credit 720–779 / LTV 65–75%: Typically 6.625–7.75%
- Credit 660–719 / LTV 75–80%: Typically 7.25–8.50%
- Credit 620–659 (LTV capped at 70%): Typically 8.25–9.25%
Illustrative and subject to change. This week's rate sheet by FICO, LTV, and DSCR tier: current DSCR loan rates.
Strong ratios help: 1.25+ DSCR carries no add, 1.10–1.24 adds 0.125%, and 1.00–1.09 adds 0.375%, so a university fourplex earns the base tier. Small loans hurt: the top of the sheet assumes a $300K–$1M loan, and sub-$100K notes price above it.

Check My Eligibility →DSCR Lenders in Iowa: How to Choose
A search for DSCR loan lenders in Iowa returns two different kinds of companies:
- Direct (retail) lenders offer one program, one rate sheet, one credit box. If your Davenport house needs a $69,000 loan or your Iowa City fourplex has by-the-bedroom leases, one lender either has a program for it or does not.
- Wholesale mortgage brokers (that is us) place your file with the wholesale DSCR lender whose guidelines and pricing fit it. The same file can price 0.25–0.50% apart between lenders, and the lender that goes down to $55,000 on a Sioux City duplex is not the one with the best rate on a $450,000 Ankeny house.
Either way, ask every lender: minimum loan amount, 2–4 unit treatment and lease-versus-market-rent policy, cash-out LTV, prepayment penalty structure, reserves, and LLC closings. Our best DSCR lenders comparison covers the national panel, and we know which lenders go small.
