South Dakota is two investment theses in one state. On the east side, Sioux Falls is a fast-growing, landlord-friendly, no-income-tax city with a health-care and financial-services employment base that keeps vacancy low and ratios strong. On the west side, Rapid City and the Black Hills run on Ellsworth Air Force Base and a summer tourism economy that makes Deadwood, Keystone, and Hill City some of the most seasonal short-term rental markets in the Plains. A DSCR loan fits both, because it qualifies on the property's rent rather than your tax returns — useful for the ranchers, contractors, and out-of-state investors who are drawn to a state with no income tax and some of the most entity-friendly laws in the country.
This guide covers South Dakota DSCR loan requirements, 2026 rates, the Sioux Falls, Rapid City, Black Hills, and college-town markets, how to find a lender that is licensed here, and the South Dakota-specific items — entity vesting, foreclosure and redemption, owner-occupied versus non-owner-occupied property tax, STR seasonality — that shape the file.
What Is a DSCR Loan?
A DSCR loan — Debt Service Coverage Ratio loan — qualifies the borrower on the rental income of the subject property rather than personal income. The ratio is gross monthly rent divided by monthly debt obligations (PITIA: principal, interest, taxes, insurance, HOA).
DSCR Formula
DSCR = Gross Monthly Rental Income รท Monthly Debt Obligations
A 1.0 DSCR means the property breaks even. Higher ratios produce better pricing.
No W-2s, tax returns, employment verification, or debt-to-income calculation. The qualifying rent is the in-place lease or the appraiser's market-rent opinion (a haircut projection for short-term rentals). In South Dakota, which number goes in the numerator is the whole story in the Black Hills: a cabin that fails badly on long-term rent can qualify comfortably on a short-term projection.
Why South Dakota Is a Strong Market for DSCR Loans
South Dakota's case starts with tax and legal structure. The state has no personal or corporate income tax, which improves the after-tax return on every rental dollar. Its entity law is widely regarded as among the most business-friendly in the country — it is a popular jurisdiction for trusts and holding companies for reasons that have nothing to do with real estate — and there is no rent control, no statewide rental licensing regime, and a comparatively straightforward eviction process. By most measures it is a landlord-friendly state.
The second reason is Sioux Falls. The city has grown steadily for decades on the Sanford Health and Avera Health systems, a financial-services and credit-card operations base that dates to a 1980s change in state banking law, and a diversified mix of manufacturing, logistics, and agribusiness. Entry prices are moderate relative to rent, so ordinary single-family homes and duplexes produce ratios above 1.10 at 75% LTV. For context, across the 3,469 DSCR loans we brokered from January 2025 to June 2026, the median file closed at a 1.16 DSCR with a 744 average FICO (State of DSCR Lending 2026); a well-bought Sioux Falls rental lands around that median without unusual leverage.
The constraints are on the lender side. South Dakota's non-QM licensing requirements have kept the DSCR lender pool small, so fewer lenders compete for each file; foreclosure includes a borrower redemption period, which lengthens a lender's timeline; and the Black Hills STR market is seasonal enough that a lender's income haircut does real work. None of that changes how a strong file qualifies. It changes which lender you should be talking to.
South Dakota DSCR Loan Requirements
South Dakota DSCR loan requirements follow the national non-QM grid — there is no South Dakota-specific overlay on credit, LTV, or DSCR from the lenders that lend here:
| Requirement | Standard | Notes for South Dakota files |
|---|---|---|
| Minimum credit score | 620 | Best pricing at 740+; under 660 caps LTV at 70โ75%. |
| Minimum DSCR | 0.75 | 1.20+ unlocks the best tier and 80% LTV; sub-1.0 caps at 70% LTV. |
| Max LTV (purchase) | Up to 85% | 80% is the practical ceiling; 85% is limited-program, 740+ FICO. |
| Max LTV (cash-out) | 75โ80% | LTV limits by scenario. |
| Loan amount | $100Kโ$15M | Smaller Aberdeen or Vermillion files: under-$100K program. |
| Property types | SFR, condo, 2โ4 unit, 5+ unit, condotel | Black Hills cabins need year-round access and comparable sales. |
| Reserves | 3โ6 months PITIA | 6 months on STR files; more is prudent in the Hills. |
| Borrower types | Individual, LLC, corporation, foreign national | South Dakota LLCs close with a personal guarantee; trusts vary by lender. |

Sioux Falls: The Core Market
Sioux Falls is where most South Dakota DSCR loans close, and it is one of the easier cities in the region to underwrite. Comparable sales are plentiful, property managers are established, and the renter base is broad: hospital and clinic staff, financial-services and back-office employees, Augustana University and the University of Sioux Falls, and a growing population of relocating households who rent before they buy.
Where the rentals are
The older neighborhoods near downtown and the core — the All Saints, Cathedral, and McKennan Park areas and the blocks east of the river — carry the duplex and small-multifamily stock and the strongest ratios; the newer subdivisions on the south and west sides are single-family and twin-home markets with a family-renter profile and lower turnover; the Tea, Harrisburg, and Brandon suburbs are where growth has pushed in the last decade. A duplex with both units leased in the core is the classic Sioux Falls DSCR file, and our 2โ4 unit DSCR guide covers the mechanics.
What to model in Sioux Falls
- Non-owner-occupied property tax. South Dakota taxes owner-occupied homes at a lower effective rate than other property, so a rental generally pays more than the seller paid while living there. Underwrite from the non-owner-occupied figure, not the current bill; the county can estimate it. Check current rules.
- Insurance. Hail and wind are the common claims on the eastern plains; roof age drives the premium, and the premium lands in PITIA.
- Winter. Heating is not in PITIA, but on an owner-pays-heat lease it is a real cost. Model it.
Rapid City, Ellsworth & the Black Hills
Rapid City
Rapid City is the western hub: Ellsworth Air Force Base just east of town, Monument Health, the South Dakota School of Mines and Technology, and a tourism economy that serves Mount Rushmore, the Badlands, and the Black Hills. Ellsworth is the stabilizer; it has been designated to host the next-generation bomber mission, which has drawn construction and relocating personnel, and military families rent in Box Elder and on the east side on predictable rotations. For a DSCR file, Rapid City offers Sioux Falls-style long-term rentals at somewhat lower entry prices, with a thinner appraiser pool and a renter base that is more exposed to a single employer.
Black Hills short-term rentals: Deadwood, Keystone, Hill City, Custer, Spearfish
The Hills are the state's short-term rental market. Keystone sits at the gate to Mount Rushmore; Hill City and Custer serve the central Hills and Custer State Park; Deadwood adds casino gaming and year-round events; Spearfish, with Black Hills State University, has a year-round base plus canyon tourism. The season is summer-heavy, with a very large spike around the Sturgis motorcycle rally in August and a quiet shoulder from late fall to spring. Our STR DSCR program finances short-term rentals on a haircut income projection, and Black Hills seasonality is exactly what the haircut absorbs; the projection still needs to produce a qualifying ratio after it, which usually means more equity than a Sioux Falls rental. Before contracting a Hills STR:
- Local rules. Short-term rental requirements differ between Deadwood, Keystone, Hill City, Custer, and the unincorporated county areas, and they change. Verify current registration, tax, and zoning rules for the specific jurisdiction.
- Access. Year-round road access is a lender requirement. A cabin on a forest road that is not plowed may not be financeable with a 30-year product; ask before you write the offer.
- Insurance and wildfire. STR coverage in forested terrain is a different product from standard landlord coverage and wildfire exposure affects it. Quote it early because it lands in PITIA.
- Reserves. Six months is the STR standard; in a market that earns most of its revenue between Memorial Day and Labor Day, holding more is sensible.
Brookings, Aberdeen & Vermillion
Brookings is a college town with an unusually strong non-student employer: South Dakota State University is the state's largest university, and Daktronics, the scoreboard and display manufacturer, is headquartered there. Student rentals near campus and single-family rentals for faculty and engineers both pencil, and Brookings sits an hour from Sioux Falls on I-29. Aberdeen, in the northeast, is a regional hub with Northern State University, a hospital system, and manufacturing; entry prices are low, ratios are strong on paper, and the appraiser pool is thin. Vermillion is the University of South Dakota's town, small and student-driven, with low price points that can fall under the $100,000 standard loan floor. In all three, the usual college-town cautions apply: student turnover, summer vacancy, and a renter base that depends on enrollment.
Worked Example: Two South Dakota Properties, One Rate
Illustrative assumptions at a 7.50% 30-year fixed rate, not quotes; taxes and insurance are placeholders.
Example 1: Sioux Falls duplex
- Price: $340,000 ยท LTV: 75% ยท Loan: $255,000 ยท P&I: $1,783/mo
- Taxes: $425/mo (non-owner-occupied placeholder, ~$5,100/yr) ยท Insurance: $140/mo ยท PITIA: $2,348/mo
- In-place rent: two units at $1,400 = $2,800/mo โ DSCR 1.19. Qualifies at standard leverage, standard tier; a small rent bump moves it to 1.20+.
Example 2: Hill City cabin, short-term rental
- Price: $450,000 ยท LTV: 75% ยท Loan: $337,500 ยท P&I: $2,360/mo
- Taxes: $400/mo ยท STR insurance: $200/mo ยท PITIA: $2,960/mo
- Long-term market rent: $2,200/mo โ DSCR 0.74. Below the 0.75 floor as a long-term rental file.
- STR projection after the lender haircut: $3,600/mo โ DSCR 1.22. Qualifies in the best tier as an STR file.
- Same cabin, same rate, same loan. The income method is the deal.
That is the South Dakota pattern: the east qualifies on ordinary long-term rent, and the Hills qualify or fail on which income number the lender will use.
South Dakota-Specific Underwriting and Closing Notes
- Entity vesting: LLCs and trusts. South Dakota is a popular jurisdiction for LLCs and trusts because of its business-friendly entity law. DSCR loans close in single- and multi-member South Dakota LLCs with a personal guarantee from the members (LLC DSCR loans). Trust vesting depends on the lender: some will close in a revocable trust with the right documentation, others will not, and irrevocable or asset-protection trusts are rarely accepted. Confirm vesting with the lender before you form or fund the entity.
- Foreclosure and redemption. South Dakota permits both judicial foreclosure and non-judicial power-of-sale foreclosure, and the borrower keeps a post-sale redemption period that the mortgage terms can shorten. That makes the timeline longer than in a pure trustee-sale state, which shows up in lender appetite for weak files rather than in the rate on a clean one. Check current rules.
- Owner-occupied vs. non-owner-occupied property tax. Owner-occupied homes receive a lower effective rate; rentals pay the non-owner-occupied rate, which varies by county. Taxes are in PITIA, so underwrite from the figure you will actually pay, not the seller's bill (taxes and insurance in PITIA).
- No state income tax. Improves the after-tax return; does not change qualification.
- Small lender pool. South Dakota's non-QM licensing requirements limit the number of active DSCR lenders, and some national names do not lend here. Confirm licensing before you apply and get more than one quote.
- STR seasonality. The Black Hills earn most of the year in a few months. The lender's haircut handles qualification; your reserves handle the winter.
- Cash-out on existing rentals. 47% of our national DSCR volume is cash-out refinance; Sioux Falls rentals bought before the recent growth are a natural source of equity to redeploy (DSCR cash-out refinance, seasoning rules).
DSCR Loan Rates in South Dakota — 2026
DSCR rates are not state-specific; they are a grid driven by FICO, LTV, DSCR ratio, property type, prepayment structure, and purpose. South Dakota files price on that grid with the lenders that are licensed here. As a general guide:
2026 DSCR Rate Ranges — South Dakota
- Credit 780+ / LTV under 65%: Rates from 6.375%
- Credit 720โ779 / LTV 65โ75%: 6.25โ7.00%
- Credit 660โ719 / LTV 75โ80%: 7.00โ7.75%
- Credit 620โ659 / LTV 80โ85%: 7.75โ8.50%
Illustrative and subject to change. This week's rate sheet by FICO, LTV, and DSCR tier: current DSCR loan rates.
Short-term rental files price above comparable long-term files; sub-1.0 files price above the 1.0+ tiers and cap at 70% LTV; cash-out refinances price slightly above purchases. With fewer lenders competing, the gap between the best and worst quote on the same South Dakota file can be wider than the national norm.

Check My Eligibility โDSCR Lenders in South Dakota: How to Choose
A search for DSCR loan lenders in South Dakota produces a lot of national advertising and a short list of lenders that will actually close here. Two kinds of companies will:
- Direct (retail) lenders offer one program, one rate sheet, one credit box. If that lender is not licensed in South Dakota, or does not do STRs, or will not close in your entity, the conversation ends there.
- Wholesale mortgage brokers (that is us) place your file with the wholesale DSCR lender whose guidelines and pricing fit it. In South Dakota that means knowing which lenders are licensed in the state, which will take a Black Hills STR on a projection, which accept trust vesting, and which quotes tightest on a clean Sioux Falls duplex. The same file can price 0.25โ0.50% apart between lenders.
Either way, ask every lender: do you lend in South Dakota, STR income treatment, entity and trust vesting, minimum loan amount, sub-1.0 treatment, cash-out LTV, prepayment penalty structure, reserves. Our best DSCR lenders comparison covers the national panel; confirm South Dakota licensing for any lender you consider.
