Most DSCR lenders price uniformly across all 50 states. A handful of states have state-specific overlays. The state spread is usually under 0.125%, but worth noting on jumbo files.

Yes. Lock periods run 30–45 days standard. Extensions cost 0.125–0.25% in additional points. Lock once you have the property under contract.
