Current DSCR rates - are we seeing 7s or still in the 6s?

I locked a DSCR loan at 7.125% about 6 months ago on a single-family rental in Phoenix. 750 credit, 75% LTV, DSCR of 1.3.

Seeing mixed info online about where rates are now. Are people still getting sub-7 on strong deals or has pricing moved up? Thinking about picking up another property but want to make sure the numbers still work at current rates.

What are you all seeing out there?

I just locked at 6.875% two weeks ago. 760 credit, 70% LTV, 1.35 DSCR on a single-family in Dallas. So sub-7 is still out there on strong deals.

That said, I have heard pricing has tightened a bit since the last Fed meeting. Might depend on your lender and the specific product.
