Appraisal

A licensed appraiser's professional opinion of property market value. DSCR loans use Form 1004 (SFR), 1025 (2–4 unit), or 1073 (condo). All DSCR appraisals include a Form 1007 rent comparable used to compute DSCR.

Why it matters on a DSCR loan

On a DSCR deal the appraisal does double duty: it sets the value that determines your maximum loan amount and it produces the rent figure that determines whether you qualify at all. A low rent estimate on the 1007 can sink a deal even when the value comes in fine, so review both numbers as soon as the report arrives. If the appraiser's rent comp is below what the market actually supports, ask your lender about a rebuttal with better comparable leases before restructuring the loan.
