A condominium unit inside a hotel-operated building (front desk, housekeeping, on-site rental program). Examples: Las Vegas Strip towers, Disney-area resort condos. Condotels are non-warrantable; only specialty DSCR programs finance them, capping at 70% LTV. See Condotel DSCR Guide →
Why it matters on a DSCR loan
Condotels can produce hotel-grade nightly revenue, but the financing pool is thin — most conventional and even many DSCR lenders decline them outright, so confirm a specialty program exists before going under contract. Expect a lower LTV ceiling, which means a bigger down payment than the same-priced standard condo. Get the building's rental program details and HOA financials early, because the building itself is underwritten as heavily as you are.
