The appraisal form used for 2–4 unit residential properties. Includes a comparable rent schedule for each unit.
Why it matters on a DSCR loan
When you buy a duplex, triplex, or fourplex with a DSCR loan, the 1025 appraisal drives qualification because it establishes market rent for every unit — including any that are vacant at purchase. Investors often overestimate small-multifamily income by assuming full occupancy at top-of-market rents, then get surprised when the appraiser's per-unit rent schedule comes in lower. Order of operations matters too: 1025 appraisals typically cost more and take longer than single-family reports, so build that into your closing timeline.
