Why it matters on a DSCR loan
For investors without a Social Security Number, an ITIN opens the door to specialty DSCR programs that conventional lenders simply cannot offer. The practical hurdles are documentation-side: establishing the credit-equivalent history lenders need, which often means documented tradelines like rent, utilities, or insurance payments rather than a traditional FICO file. Start assembling that alternative credit paper trail months before you shop for a property, because it is usually the slowest part of the file.
