The 3-page disclosure form delivered to the borrower within 3 business days of application, summarizing rate, monthly payment, and closing cost estimates. Used to comparison-shop DSCR lenders.
Why it matters on a DSCR loan
The LE is your comparison-shopping weapon: because it standardizes how rate, points, and fees are disclosed, it lets you line up two DSCR quotes and see which lender is actually cheaper rather than which one quotes the flashier rate. Focus on the interplay between rate and the points-and-credits section — a lower rate stuffed with discount points can cost more than a slightly higher par quote. Also check the prepayment penalty disclosure carefully, since PPP structure varies more between DSCR lenders than rate does.
