Origination Fee

A fee charged by the lender for processing the loan, typically 1–2% of the loan amount. Common on DSCR loans, especially bridge and non-QM products.

Why it matters on a DSCR loan

When comparing DSCR quotes, look at the origination fee alongside the rate — a lower rate with a heavier origination charge can cost more over a short hold than a slightly higher rate with lean fees. Bridge and specialty non-QM products tend to carry the larger origination fees, so factor them into your all-in cost of capital on BRRRR and flip timelines. The Loan Estimate is where you comparison-shop this line item apples to apples.
