Par Rate

The base interest rate on a loan at zero discount points and zero lender credit. Lenders quote rates at "par," below par (with discount points paid), or above par (with lender credit issued).

Why it matters on a DSCR loan

Knowing the par rate lets you see what you're actually paying for: any rate below par is being bought with points, and any lender credit means you're accepting a rate above par. For investors, the right choice depends on hold period — buying below par rarely pays off if you plan to refinance or sell inside the prepayment window. Ask for the pricing at par first, then evaluate buydown or credit options against your exit timeline.
