Why it matters on a DSCR loan
A blanket DSCR loan shines when you have several stabilized rentals and want one payment, one closing, and aggregate underwriting that lets stronger properties carry weaker ones. Before signing, scrutinize the release provisions — without workable release pricing, selling a single property later can force an expensive restructuring of the whole note. Investors scaling past a handful of doors often refinance scattered single-property loans into one portfolio facility to simplify management and free up capacity.
