Section 8

The federal Housing Choice Voucher program. Section 8 tenants pay a portion of rent based on income; HUD pays the rest directly to the landlord. Section 8 income is generally accepted as qualifying rent on DSCR loans.

Why it matters on a DSCR loan

For DSCR qualification, the HUD-paid portion of Section 8 rent is reliable, documented income — underwriters generally accept the voucher payment plus the tenant portion as qualifying rent. Keep your Housing Assistance Payments contract and payment history organized, since that paper trail is what the underwriter will want to see. Investors in workforce-housing markets often find Section 8 rents meet or beat market rent, which can help a marginal DSCR clear the threshold.
