Title

Legal ownership of a property, evidenced by a recorded deed. DSCR loans are recorded against the property's title at closing.

Why it matters on a DSCR loan

How you take title matters as much as taking it: investors choosing between personal name and LLC vesting should decide before opening escrow, because changing vesting mid-transaction delays closing. Deeding a property into an LLC after closing can trigger the due-on-sale clause on an existing loan, which is why many investors refinance into a DSCR loan vested to the LLC instead. Title issues like unreleased old liens are common on BRRRR acquisitions of distressed property — order the preliminary title report early.
