Why it matters on a DSCR loan
A triplex gives you multi-unit income diversification while staying inside residential DSCR eligibility, so one vacancy doesn't zero out the property's cash flow the way it does on an SFR. Underwriting uses the multi-unit appraisal with a rent schedule for each unit, so total qualifying rent reflects all three units. When comparing against a fourplex, note both stay on the residential side of the line — it's the jump to five or more units that changes the financing category.
