Why it matters on a DSCR loan
Foreign national DSCR programs exist precisely because these borrowers have no U.S. tax returns or credit history to underwrite — the property's rent does the qualifying. The most common stumbling blocks are logistical, not financial: opening a U.S. bank account, moving reserves into the U.S. before closing, and coordinating notarized signatures from abroad, so start those steps early. Expect the lower LTV ceiling to mean a larger down payment than a domestic investor would bring on the same deal.
