NRA (Non-Resident Alien)
IRS classification for a non-citizen who is not physically present in the U.S. for the substantial-presence test. Many DSCR lenders accept NRA borrowers; some bridge programs do not.
Why it matters on a DSCR loan
If you live abroad and are buying U.S. rental property, your NRA status determines which programs are open to you, so disclose it at pre-qualification rather than letting it surface at underwriting. Documentation logistics — opening a U.S. bank account, arranging remote notarization at a U.S. embassy or consulate, and moving reserves stateside — typically take longer than the loan itself, so start early. Also confirm your target program accepts NRA borrowers before paying for an appraisal, since acceptance varies by product.
